Completion Date
The date upon which the purchaser becomes the formal legal owner of the property

Contract
The legal agreement between purchaser and vendor which outlines the terms upon which the buyer will acquire the property from the seller. The vendors solicitor drafts two copies of the contract, one of which is passed to the buyers solicitor. To avoid the vendor and purchasing having to meet up to sign the same contract, each just signs their own copy of the contract and the two are exchanged once both parties are ready to legally commit to the transaction.

Deposit
The percentage proportion of the purchase monies paid over to the vendors solicitors by the purchasers solicitors upon exchange of contracts.

Exchange Contracts
Once contracts have been exchanged, both parties are legally committed to the transaction and the purchaser could only withdraw from it by compensating the seller.

Fixtures, Fittings and Contents Form
Lists those items at the property which are going to be included or excluded from the sale.

Freehold
Where the vendor owns the freehold, they own both the property itself and the land it stands upon.

Leasehold
Where the seller owns the leasehold, they only have temporary ownership of the property and do not own the land upon which the property stands. Upon expiry of the lease, ownership of the property reverts back to the owner of the freehold.

Local Authority Search
Reveals details such as planning permissions granted and any plans to build roads in close proximity to the property.

Mortgage
A loan to assist in the purchase of property.

Sellers Property Information Form
A questionnaire completed by the vendor about the sale property covering such areas as boundary’s, neighbour problems, etc.

Redemption
Final payment on a mortgage

Stamp Duty
A state tax charged on the purchase and paid by the buyer.

Survey
Report on the property commissioned by the purchaser.

Title Deeds
Documentation providing proof of ownership and which set out the rights and obligations pertaining to the property.

Transfer Deed
The document which transfers ownership of the property from the vendor to the purchaser.

Water Drainage Search
Details whether waste water from the property flows out into a public or private sewer.
